Single Family Residence
A single-family residence is an independent residential structure that sits on its own land and is designed to be used as a single dwelling unit, typically having just one kitchen, unshared walls, and unshared utilities.
Due to the high demand for housing in Southern California, many properties also have additional accessory dwellings and amenities such as an ADU, guest house, mother-in-law suite, pool house, rumpus room, pool/spa, horse stables, and barns. As a result of these additional amenities and dwellings, these types of properties although considered single-family are complex and may be unique in their neighborhood.
A building or complex of buildings containing a number of individually owned apartment style housing or detached housing on smaller sized lots. Condominum owners own the unit they live in within the planned community and are part of a Homeowners Association.
Condominiums
Multi-family units can be a single structure or several structures which can accommodate more than one family living separately. They can range from attached/detached duplex, triplex, and quadruplex.

4. Payment is made in terms of cash in U.S. dollars or in terms of financial arrangements comparable thereto

What is an Appraisal
An appraisal is a professional appraiser's opinion of value. The preparation of an appraisal involves research into appropriate market areas; the assembly and analysis of information pertinent to a property; and the knowledge, experience, and professional judgment of the appraiser. Appraisals may be required for various types of residential properties, such as single-family homes, condominiums, vacant land and multifamily units. The reasons for performing an appraisal may vary. They are usually required whenever real property is sold, mortgaged, taxed, insurred or developed.

The state of California requires appraisers to be licensed or certified to provide appraisals to federally regulated lenders. Some states require appraisers to be licensed or certified to provide appraisals to other parties as well. To become licensed or certified, one must pass examinations that are administered by the state's appraisal board. The Appraiser Qualifications Board (AQB) of The Appraisal Foundation is authorized by congress to establish the mininum requirements for various licenses such as Certified General Real Property Appraiser and Certified Residential Property Appraiser classifications, and the AQB provides recommended minimum requirements for the Licensed Real Property Appraiser and Trainee classifcations.
